Hello I’m Vanessa, founder of Styleness Property Styling in Collaroy, and I have been a staging homes to sell for over 20 years. In this video I am going to share with you my top recommendations to help present your property in the best possible light, to attract the maximum number of buyers and to achieve the highest sale price.

1. Declutter and Depersonalize
The way we live in our home is very different to how we sell it. Before you can start styling your home, clearing out clutter and personal items will allow your home to feel larger and brighter to then enable a buyer to visualise themselves within your floor plan. This means removing excess furniture, personal photographs and anything that is everyday clutter that may make your home feel crowded or overwhelming.

2. Clean and Repair
A clean and well-maintained home will show potential buyers that you’ve taken good care of your property. This includes everything from washing windows, making sure your bathrooms are free from leaks and exceptionally clean to repairing anything that needs fixing or is not working around your home such as lights.

3. Highlight Your Home’s Best Features
Every home has its unique features, whether it’s a large backyard, a stunning view, or a beautiful fireplace. When styling your home for sale, these are positive aspects that should be an attractive focus. For example, a mirror can be added to reflect the view or your furniture could be placed in a way that draws communication to a beautiful artwork that is the focus of that room, showcasing high ceilings. A room is never complete without some green, so adding in a plant will always enhance any area. We recommend choosing plants that are easy to maintain.

4. Styling the home yourself.
Means it is no longer your home but a buyers’ home. Your Buyers love a less is more look but a look that showcases where furniture can be placed giving them visual concepts to refer to. We also recommend colours that are cohesive and pleasing. Soft blues, greens and neutrals are all attractive in their shades and respond well to buyers and look great in your online property photos.

5. Professional Styling
We all love our own home in some way, the story we create and the looks we love, however not all buyers will. Engaging with a professional stylist means we come in with a buyers eye and know exactly what buyers hope to see and feel when they walk through a property. We help to create a functional flow whilst also finding and creating bonus areas within a room eg study nooks, sitting areas. Finding a stylist that is happy to work with some of your existing furniture and accessories will help keep your styling price down, yet still enable you to have a beautiful cohesive look throughout and be buyer ready. You only get one chance to make a great impression, so styling really is a small investment for the positive gain that will come in your end result.
